Crown Cork & Seal

Revitalisation du Site de l’usine Crown Cork & Seal

Le site enclavé de l’ancienne usine Crown, au croisement des rues Sauvé et Meilleur, rétablit la vocation résidentielle du quartier.  Cet ilot, à fonction industrielle, est reconverti en condominiums de faibles hauteurs (3 étages + sous-sol) et accueillera une mixité de typologie de logements de 3¹/₂, 4¹/₂ et 5 ¹/₂.

L’implantation des logements en parallèle de la rue Meilleur assurera la continuité du cadre bâti en offrant une façade sur rue, donnant directement sur le parc Saint-Benoît.

Les cours avant et les accès aux logements ont été pensés comme des « rues intérieures », des promenades, en mettant l’emphase sur un aménagement paysager agréable, convivial et favorisant le lien social. Ces espaces extérieurs ont été pensés comme des espaces de détente.

À l’instar des aménagements avoisinants, un nouveau tracé de rue est proposé en cœur d’ilot, permettant de desservir les logements et les espaces de stationnement. Les façades sur cette rue sont traitées de la même facture que celle des façades avant. Les logements localisés en pignon bénéficient alors de trois façades ouvertes sur l’extérieur, favorisant l’apport de lumière naturelle et animant cette nouvelle voie.

Les logements des derniers étages bénéficieront de mezzanines traversantes orientées nord-sud afin d’offrir aux résidents un accès privilégié à des terrasses sur toit et un panorama sur le quartier et le parc Saint-Benoît.

La forme du bâtiment permet d’augmenter le pourcentage de logements avec espace vert sur l’ensemble du site et créer la possibilité de prévoir un jardin extérieur privé pour les familles et leurs enfants afin de réduire le bruit de la circulation généré sur les rues Sauvé et Meilleur.
